The pipe repair itself is usually straightforward. What separates a proper job from a quick one is everything after it.

The saturated insulation has to come out — it does not dry in place inside a closed underbelly, and leaving it is how you get mold and continued floor damage after the leak is technically fixed. The area has to dry. And the bottom board, the vapour barrier that encloses the underbelly, has to be properly resealed rather than left flapping.

A barrier left open lets in moisture, pests and rodents, and it lets conditioned air escape. On a home where the underbelly has been opened and never resealed, we frequently find damage that has nothing to do with the original leak.

We also check the supply material while we are in there. A home from the polybutylene window carries the same risk as a site-built house of the same age, and knowing that changes whether you are looking at a repair or a planned replacement.

Manufactured home water heaters are typically installed in an exterior-access alcove and are frequently a mobile-home-specific unit — different in dimensions, in venting arrangement, and sometimes in required listing.

That means a standard big-box residential heater often will not physically fit the alcove, will not vent correctly, and may not be approved for the application. We size the replacement to the space and the venting rather than to what is cheapest on a shelf, and we pull the permit.

Two things worth confirming on any replacement here. First, a drip pan plumbed to drain outside rather than into the underbelly — without one, a failed heater sends water exactly where you least want it. Second, the same hard water maintenance applies: an annual flush and an anode check every two to three years, which matters more in an alcove precisely because it is the kind of job people put off.
