Water treatment is the main event here
Gilbert water is treated municipal supply and it is still very hard. Most homeowners here have either a softener already or a loop waiting for one, and the questions we get are more sophisticated than in older markets: salt versus salt-free, whether reverse osmosis is worth it, what to do about the taste, and how to protect a tankless unit.
Our honest position on the salt-free question: template-assisted crystallization genuinely reduces scale adhesion and it is a legitimate choice if brine discharge or salt handling is a real constraint. But it does not remove hardness, so you will not get soap lather, softer laundry, or spot-free glassware, and at East Valley hardness levels the scale reduction is partial. If your goal is protecting a water heater without salt, it works. If your goal is soft water, it does not.
For drinking water, an under-sink reverse osmosis system behind a softener is the combination that actually solves both problems — the softener protects the plumbing, the RO handles taste and dissolved solids at the tap.
Recirculation, tankless and the large-house problem
A lot of Gilbert homes are big enough that the master bath is a long way from the water heater, and the wait for hot water is measured in a minute or more of water going down the drain. Hot water recirculation fixes that, and there are two approaches.
A dedicated return line is the better system and it is straightforward if it was roughed in during construction. Where there is no return line, a crossover valve at the farthest fixture combined with a pump at the heater achieves most of the same result using the cold line as the return path. Both can be run on a timer or on-demand so you are not circulating hot water through pipes twenty-four hours a day, which is a real energy cost in a house this size.
Tankless conversions here follow the same rules as anywhere in the East Valley: check the gas line sizing first, because a 199,000 BTU unit will not run on the half-inch line that fed a tank heater, and install pretreatment because the water will otherwise scale the heat exchanger.
