The single most common well diagnosis we make is a waterlogged pressure tank being mistaken for a failing pump — which is good news, because a tank is dramatically cheaper than pulling a submersible pump.

The tank holds a cushion of compressed air behind a bladder so you can draw water without the pump starting every time. When the bladder ruptures or the air charge bleeds off, that cushion is gone and the pump starts every few seconds whenever water runs. That short-cycling is the fastest way to destroy a pump motor, so a neglected tank does eventually cost you the pump too.

You can check it yourself. Kill power to the pump, drain the system, then check the air valve on top of the tank: it should read about 2 psi below the pump cut-in pressure, and it should release air. If water comes out, the bladder has ruptured.

Groundwater in this area commonly carries dissolved iron, sometimes manganese, frequently hydrogen sulfide producing a rotten-egg smell, and sediment that swings seasonally and spikes after monsoon recharge — all on top of significant hardness.

Each of those needs a different stage, and the order they go in matters more than which brand you buy. Sediment filtration first, protecting everything downstream. Then oxidation and iron and sulfur removal. Then softening for hardness. Then any polishing — carbon, UV disinfection where bacteria are present, and under-sink reverse osmosis for drinking water.

The expensive mistake is putting a softener ahead of iron removal. Iron fouls softener resin and the capacity loss is permanent; we have replaced resin beds destroyed within two years by exactly that.

Design should come off a proper lab panel, not a test strip. Arizona guidance for private wells is annual testing for coliform bacteria and nitrate at minimum, plus a full panel when designing treatment or after a heavy monsoon season.
