The most common single-unit call along here is an underbelly supply leak. Water escapes into the insulation beneath the floor and sits there, so nothing appears inside the home. By the time somebody notices a soft spot in the floor or an unexplained water bill, the insulation is saturated and the subfloor may have been wet for weeks.

The repair is not just the pipe. Wet insulation has to come out, the area has to dry, and the vapour barrier — the bottom board — has to be properly resealed. Leaving saturated insulation in place is how you get mold and continued floor damage after the leak is technically fixed, and it is exactly the step a quick repair skips.

Water heaters here are frequently manufactured-home specific units in an exterior-access alcove, with a size and venting arrangement a standard residential heater will not match. And a drip pan draining outside rather than into the underbelly is worth confirming, because without one a failed heater sends water exactly where you least want it.
