Cheap fixes that genuinely work
A surprising amount of what causes trouble in an older Apache Junction house is inexpensive to correct, and worth doing before anything larger.
Toilet fill valves and flappers. On hard water, deposits build on the flapper seat so it cannot seal — and a running toilet can push 150 to 200 gallons a day into the sewer for the sake of a part that costs very little. Swapping the flapper alone often does not fix it; the seat has to be cleaned. Free test: a few drops of food colouring in the tank, wait twenty minutes, and if colour appears in the bowl the flapper is leaking.
Aerators. A faucet that lost half its flow over two years usually gets all of it back in five minutes — unscrew the aerator and soak it in white vinegar.
Angle stops. Multi-turn compression valves seize with mineral, and people find out during an emergency. Replacing them with quarter-turn ball valves is inexpensive while somebody is already under the sink and it means they will work when it matters.
Showerheads. Soak in vinegar rather than scraping, which damages the finish.
When it genuinely is the pipe
The one thing in an older house here that cannot be solved cheaply is corroded galvanized supply pipe, and it is worth being straight about that.
The signature is pressure that has been getting worse for years rather than suddenly, hot water noticeably weaker than cold, a big drop when a second fixture opens, and brown or rusty water on the first draw of the morning that clears after a minute.
That is the pipe closing in from the inside, and it is failing along its whole length at the same rate — so replacing a section just moves the restriction rather than removing it. A repipe in PEX is the only thing that changes it.
What we will do is measure first. If your pressure dropped suddenly rather than gradually, check the pressure reducing valve, the main valve position and any whole-house filter cartridge — a failed PRV is a fraction of the cost and produces the same complaint. We would rather find that than sell you a repipe you did not need.
