In a desert environment, a leaking sewer joint is the most attractive moisture source for a considerable distance. And flush the water heater. On unsoftened water here, sediment accumulates roughly twice as fast as it would elsewhere, and the flush only removes it while it is still loose. That single habit is the difference between replacing a heater at year seven and year fifteen.
