Short shallow laterals and mature roots
A shallow lateral is easier and cheaper to repair when the time comes, which is genuine good news. It is also more exposed to root intrusion and to surface loading.
In a desert environment, a leaking sewer joint is the most attractive moisture source for a considerable distance. On a compact lot, whatever tree or hedge the property has is likely within reach of the line, and oleander in particular — planted along property lines throughout this part of town — is an aggressive shallow feeder.
Cabling clears the symptom and jetting with a root nozzle actually removes the mat, but neither closes the opening the roots came through. A camera settles what you are actually dealing with: root intrusion through an intact joint, a cracked section, a belly holding standing water, or a run that has lost structure. Those four have wildly different price tags and nobody can distinguish them from above ground.
The upside on a lot like this is that when a repair is warranted, a shallow short run is a contained excavation rather than a major project.
Cheap things that make a real difference
On older, modest housing the best value is almost always the smallest fix that genuinely works, and we would rather recommend that than the larger job.
Clean the aerators on any faucet that has lost flow — five minutes and a soak in white vinegar restores most of them. Rebuild toilet fill valves and clean the flapper seat rather than only swapping the flapper, because on hard water it is the seat that stops sealing. Replace multi-turn angle stops with quarter-turn ball valves before mineral seizes them, which is inexpensive while somebody is already under the sink.
And flush the water heater. On unsoftened water here, sediment accumulates roughly twice as fast as it would elsewhere, and the flush only removes it while it is still loose. That single habit is the difference between replacing a heater at year seven and year fifteen.
