Pipe problem or system problem

If the building sewer line between the house and the tank is blocked, cracked, root-invaded or has developed a belly, that is plumbing work — clear it, or excavate and repair the failed section. The tank and field are fine and the fix is contained.

If the tank is full of solids, the inlet or outlet baffle has failed, or effluent is not leaving the tank, that is a tank problem. Pumping resolves some of it; a failed baffle needs replacing.

And if the leach field has stopped accepting water — usually because solids carried over from a tank that went too long between pumpings, or because the field has simply reached the end of its service life — you are looking at the expensive end. Surfacing effluent and a saturated field are the tells.

Nobody can distinguish these from above ground. A camera in the building sewer line, plus a look at the tank levels, sorts it in an hour and tells you which conversation you are actually having.

What kills septic systems here

Deferred pumping is the leading cause, by a wide margin. A septic tank works by letting solids settle and scum float, so that only relatively clear effluent moves out to the field. When the solids layer builds high enough, it starts carrying over — and solids in a leach field clog the soil interface permanently. Pumping costs a fraction of a field replacement, and it is the entire reason the three-to-five-year interval exists.

Water volume is the second. Septic systems are sized for a household, and a leaking toilet running continuously can push a system past its design capacity without anyone noticing. On septic, a running toilet is not just a water bill — it is a threat to the field. The same goes for a water softener discharging brine into a septic system, which is worth designing around.

What goes down the drain matters more on septic than on sewer. Anything labelled flushable, grease, harsh chemical drain cleaners that kill the bacterial action the tank depends on, and excessive antibacterial products all cause real harm.

And roots. Desert trees hunting for the only reliable moisture around find a septic field extremely attractive, exactly as they do a cracked sewer lateral.

Buying a property on septic

If you are purchasing a rural property around Apache Junction, Gold Canyon, Florence or anywhere in unincorporated Pinal County, treat the septic system as a major inspection item in its own right. A standard home inspection does not evaluate it.

What is worth knowing before you close: when the tank was last pumped and whether there are records, the condition of the tank and baffles, whether the building sewer line is sound on camera, and whether the leach field shows any sign of surfacing or saturation.

Also worth establishing: the system's permitted capacity versus how many bedrooms the house now has. Properties that were added to over the years sometimes have a system sized for a smaller home, and that is a problem you inherit.
