A tankless water heater is a genuinely good upgrade — endless hot water, roughly twenty years of service life against six to nine for a tank on this water, and a garage wall instead of a floor footprint. Two things determine whether it works here.

First, gas line capacity. A tank heater fires around 40,000 BTU; a whole-home gas tankless fires at 150,000 to 199,000. Plenty of homes have a half-inch line to the heater that cannot deliver that, and upsizing the run from the meter is frequently the largest single line item in a conversion. We measure developed length and meter capacity at the estimate rather than discovering it mid-install.

Second, pretreatment. Every tankless manufacturer publishes a maximum water hardness in the installation manual and local water exceeds it, often by double. Without a softener or a dedicated scale-prevention filter on the cold inlet, the heat exchanger scales and can fail years early — and because the manual was not followed, warranty coverage becomes an argument you may lose. We do not install one without solving the water first.

We also fit isolation valves with service ports as standard, so the annual descale stays a one-hour maintenance visit rather than a teardown.

In a modern home with a master bath at the far end from the garage, thirty to sixty seconds of running water before it turns hot is normal — and all of it goes down the drain.

Where the house was roughed in with a dedicated hot water return line, a recirculation pump at the heater is straightforward. Where it was not — which is common even in newer construction — a crossover valve at the farthest fixture uses the cold line as the return path and achieves most of the same result without opening walls.

Run it on a timer or on demand rather than continuously. Circulating hot water through a long run around the clock is a real ongoing cost, and defeats much of the point.

On a tankless system, recirculation needs a little more thought — some units have built-in recirculation capability and some need an external pump and buffer arrangement. Worth deciding at the time of the conversion rather than afterward.
