Manufactured home plumbing, done properly
The most common call we take in these communities is an underbelly supply leak. Water escapes into the insulation beneath the floor and soaks it, often for weeks, before anyone notices a soft spot or a water bill. The repair itself is usually straightforward — what matters is restoring the insulation and vapor barrier afterward, which is exactly the step that quick fixes skip.
Water heaters are the second. Manufactured home units are often a specific size and configuration that fits the alcove, and a standard replacement will not physically go in. We size the replacement to the space and to the venting arrangement, and we pull the permit.
Drain lines in manufactured housing frequently have marginal slope by design, which means they clog more readily than a site-built home would and they do not tolerate the things people flush. Wipes are a reliable way to block one of these lines completely.
If you are here part of the year
Snowbird households have a plumbing risk profile that year-round residents do not: nobody is in the house when something fails. A supply line that lets go in June runs until somebody notices, and by October the damage is a different category entirely.
A few things genuinely reduce that risk. Shut the main water off when you leave — the whole house, not just the water heater. Turn the water heater to vacation mode or shut it off entirely, since keeping fifty gallons hot for five empty months is money burned. Have someone check on the place periodically. And consider a smart leak detection and automatic shutoff device, which monitors flow and closes the main if it sees a pattern that looks like a leak.
